Flexible workspace provider, Orega, is celebrating one year in Newcastle where it has signed-up a wide range of companies, occupying over 200 desks, since opening its doors.
Twelve-months ago, Orega launched its 25th UK location after signing a long-term Management Agreement with Palace Capital plc to take 22,500 sq. ft. of space at No. 2 St James’ Gate in the southwest corner of Newcastle city centre.
The firm carried out a comprehensive refurbishment to create high quality, Grade A flexible private workspaces on the second and third floors of the seven-storey, 82,500 sq ft building.
The facilities have a range of working zones to boost productivity, tech-enabled meeting rooms, unlimited barista style coffee, a five-star boutique hotel aesthetic, and a high-end concierge service.
The latest two tenants to sign deals with Orega in Newcastle are global architecture and engineering consultancy, Ramboll UK, which will move in in May 2025 and high-profile trade association, the Confederation of British Industry (CBI).
Other tenants include Polybox Solutions, Gren energy, Clyde & Co LLP, Mercia Regional Ventures, Sylvera, Teach First, SSE Utility Solutions, Warmworks Scotland, Vistech Services, Represent Resourcing and Hays Recruitment.
Daniel Davies, Head of Asset Management at Palace Capital said: “We are thrilled to see what a success Orega has made of their space at St James Gate in a relatively short amount of time. Having so many new companies working from the building has created a new-found vibrancy and enhanced our business community.”
Jen Weaver, Sales and Customer Service Manager at Orega St James Gate, adds: “We knew there was demand for luxury, flexible office space in the city but the interest we’ve had, and the feedback from clients, really has exceeded our expectations. We’ve just been shortlisted for a commercial property award for ‘Design Excellence’ which is very welcome recognition for how well the office space has been received.”
Orega operates from 25 offices from across the UK including 11 in the North of England and Scotland.
Sam Daniell, Business Development Manager at Warmworks, which moved into Orega Newcastle seven months ago, said: “I have nothing but good things to say about these offices. It’s a great location, very central and easy to access by train or metro. The facilities are top notch, professional but not sterile, with plenty of breakout spaces for meetings and calls.
“The team are brilliant – really responsive to feedback and nothing is too much trouble. They work hard to make the environment welcoming and friendly, putting on regular events to bring the different businesses together. Couldn’t ask for more.”
No 2 St James Gate has been newly refurbished and offers some of the highest quality space in the city, including a contemporary and stylish reception area, together with open plan Grade A office space with panoramic views of the city. It offers one of the only column free floor plates in the city providing very flexible and adaptable accommodation.
It lies at the gateway between Central Station and the Forth Goods Yard and Quayside West Development Area, which extends to the south and west. This area is set to deliver a significant number of new homes, offices, leisure and public open space with the result that St James’ Gate will be at the heart of an increasingly important business, leisure and residential district of Newcastle City Centre.
Its proximity to St James Boulevard and the Redheugh Bridge, provides excellent access to the A1 North and South.
Newcastle International Airport is located to the northwest of the city with daily flights to Stansted, Heathrow and Gatwick and flies to over 85 worldwide locations.
The new workspace is designed to be a modern, flexible base for the area’s professional and financial businesses, and will offer brand new:
· Design-led space that focuses on hospitality.
· A wide choice of different working zones
· Large meeting room suites
· More space per person than the industry norm
· On-site shower and changing facilities.
· Unlimited barista-quality coffee
